    Sand Lake garage demising wall

    Two-hour assembly. Crew flagged the existing top-plate gap before board went up — sealed and re-inspected. Sometimes the most important drywall decision happens before the first sheet hangs.

    Hillside primary suite

    Raking light off the south windows turned an ordinary Level-4 finish into a problem. Came back with skim, re-sanded under work lights, and re-inspected at 8 am sun. The seam disappears at every hour now.
